Privacy Policy & Applicant Disclosures
Configured for Alder & Vale Residential • Last updated: 2026
1. Scope and Purpose
Alder & Vale Residential (“we,” “our,” or “us”) respects the privacy of prospective residents, applicants, and current tenants. This policy explains what information we collect when you browse our rental listings, submit an inquiry, or complete an online rental application, and how that information is safeguarded.
2. Data Minimization in Rental Applications
We collect only the information necessary to evaluate a rental application and communicate with you:
- Contact & Occupancy Information: Legal name, preferred name, email address, phone number, intended move-in date, and household occupant count.
- Residential History: Current city/state, residence duration, and desired lease term.
- Employment & Lawful Income: Employment status, monthly income, and optional verification details so we can evaluate ability to meet monthly rent obligations.
- Supporting Documents: When uploaded, verification documents (such as proof of income or identification) are stored in private, access-controlled storage and are never placed in public buckets or exposed to search engines.
We do not collect Social Security numbers or bank account credentials through this public web form, and we never expose applicant data to third-party advertising or analytics trackers.
3. Document Retention and Deletion
Supporting application documents are retained according to our configured retention schedule (currently 90 days) or as required by applicable housing record retention regulations, after which authorized administrators purge expired documents from private storage.
4. Privacy Requests & Contact
To request access to, correction of, or deletion of your personal application or inquiry records (subject to applicable legal retention requirements), please use the contact form on this website.
