Website & Rental Application Terms

1. Listing Information & Availability

Alder & Vale Residential strives to keep all published property descriptions, rental rates, availability dates, and amenity lists accurate and up to date. However, property availability is subject to change as applications are processed and leases are executed.

2. Rental Application Submission Policy

Submitting an online rental application initiates a review by our residential management team. Submission of an application does not guarantee approval and does not reserve or hold a property unless and until the application is formally approved and a lease agreement is executed by all required parties.

3. Fair Housing & Nondiscrimination

We support Equal Housing Opportunity. All rental applications are reviewed by human staff in accordance with applicable federal, state, and local fair housing laws. We do not use automated scoring or arbitrary algorithms to reject applicants.

4. Accuracy of Applicant Representations

Applicants must provide truthful, accurate information in all rental application fields and uploaded verification documents. Materially false or misleading statements may result in denial of an application.
